560 SF of new outdoor living: a 16x20 screened porch with a 12x20 attached deck off the back of an existing home in Holly Springs. Owners wanted a three-season space for evenings, family meals, and a covered hot tub.
Engineered footings to local code (frost depth + load for the hot tub corner), cedar tongue-and-groove ceiling, composite decking with hidden fasteners, motorized screens on the porch openings, and a vaulted ceiling with a center beam to keep the room visually open.
Highlights: gas line stub for a future outdoor kitchen, recessed cans on dimmer, 220V circuit for the hot tub, and a privacy screen on the property-line side.
Subdivision HOA required a specific roof-pitch match and a setback variance. Existing yard drained toward the new footprint and would have pooled at the foundation post-build.
Drew elevation studies showing pitch match and submitted to HOA before footings; approved in 12 days. Installed a 40-foot French drain across the back-yard slope re-routing surface water around the new addition.
