A full gut and reconfiguration of a 1972 ranch in south Charlotte. The owners bought the home for the lot and the bones — and wanted everything else replaced.
We took it down to studs, removed two interior walls to open the kitchen-living area, replaced all MEP, added a primary suite extension, and re-skinned the exterior with new windows, siding, and a standing-seam metal roof.
The owners stayed in the home for the first three weeks (until demo started in earnest), then relocated. Phase-based schedule with weekly walkthroughs to confirm finish selections before they were locked in.
Knob-and-tube wiring discovered behind plaster on the front wall. Asbestos in the original popcorn ceiling. Two surprises in the same week.
Brought in a licensed abatement sub immediately. Re-sequenced the electrical phase to handle the full rewire instead of the partial planned. Issued a written change order; owner approved within 48 hours and we kept moving.
The two big surprises could have stalled us for a month. They had a plan inside of two days and a written change order I could actually understand.
