A 12,000 SF tenant improvement for a fast-growing professional services firm relocating to a Class-A building in downtown Durham. Open-plan workstations, twelve private offices, two large conference rooms with AV, and a full break area with built-in coffee bar.
Pre-construction kicked off the same week the lease was signed. We worked in parallel with the architect to align permit submittal with the landlord work-letter, compressing the typical 8-week design+permit cycle to 5.
Build was on a hard 5-month schedule tied to the firm's lease commencement. Delivered on time. Punch list closed in 9 days.
Existing space had no demising wall, undersized HVAC for the new occupancy load, and an inherited electrical configuration that did not meet code.
Brought a mechanical engineer in week one to right-size the HVAC. Negotiated a TI allowance increase from the landlord to cover code-related upgrades. Sequenced demo, MEP rough, and inspections to stay on the master schedule.
They handled the landlord coordination so we could focus on the move. We opened the doors on the date we put on our calendar four months earlier.
