A 3,200 SF custom single-family build on a wooded lot in west Raleigh. The owners came to us with a rough sketch and a strong sense of how they wanted to live in the home — open kitchen, big back porch, room for two kids and an aging parent.
We brought the architect into pre-construction early so framing and MEP roughs were resolved before drawings were sealed. Foundation poured in week 3. Dried in by week 11. Finishes started week 22. Final walkthrough at month 8.
Highlights: cathedral great room with exposed glulam beams, full ENERGY STAR envelope, screened back porch with outdoor fireplace, and an in-law suite over the garage with a private entry.
Steeply sloped lot with rock encountered during footing excavation. Owner wanted no design compromises despite the surprise.
Adjusted foundation strategy to a stepped-footing layout with engineered piers in the rock zone. Held the original footprint and floor plan. Added 12 days; absorbed within float in the schedule.
